(a)   Single family dwelling - a residential building containing one dwelling unit for a single family.

(b)   Livable space - square footage measurements in a home that does not include storage areas, hallways, closets, or garage structures.

(a)   The minimum lot size for new construction of a single family dwelling shall be seven thousand five hundred (7,500) square feet.

(b)   The single family dwelling structure shall be a minimum of seven hundred fifty (750) square feet of livable space on the main floor of the dwelling.

The new construction of a single family dwelling must conform with the entire City Code, including but not limited to the current adopted construction code.

The new construction of a single family dwelling must have access and be connected to city utilities (or those utilities approved by the City) including but not limited to sewer, water, sanitation and electricity.

Each new construction of a single family dwelling must provide as part of its site plan access for emergency vehicles allowing for off street parking to facilitate safety and public benefit for emergency response. This may include a driveway able to safely park an ambulance or other emergency medical services vehicle.

A comprehensive site plan will be submitted prior to the commencement of construction that will need to be approved by the City, or the City’s authorized agent, which must include schematics of the proposed construction, emergency access plan, and drainage.

The permit cost will be periodically determined by the Governing Body of the City of Galva, Kansas and will include the cost of inspection during construction.
